Where to Stay on Maui: West vs South, Area by Area (2026)

Maui is shaped like a figure of eight: two volcanoes joined by a low isthmus. Almost all visitors stay on one of two sunny coasts, the west, beneath the green West Maui Mountains, or the south, on the dry flanks of Haleakalā. Each has its own character, beaches and prices. Here is how to choose, and what the island's new vacation rental law means for your booking.

West Maui

Kāʻanapali

Best for: classic resorts, families, beach walks

Hawaii's first planned resort, opened in the 1960s, stretches along three miles of beach with a paved beach walk, Whalers Village shopping and Black Rock, where cliff divers re-enact a ritual every evening and snorkelers find turtles. Sunsets over Lānaʻi and Molokaʻi are spectacular.

Honokōwai, Kahana and Nāpili

Best for: condos, value, calm bays

North of Kāʻanapali, low-rise condo complexes line a quieter coast. Nāpili Bay is a perfect crescent of sand, calm in summer and wonderful for children and snorkelers. Many of these condos are on the Bill 9 list, so check your unit's status for future trips.

Kapalua

Best for: luxury, golf, snorkeling, quiet

At the northern end of the resort coast, Kapalua has two luxury resorts, championship golf, and bays such as Kapalua Bay and nearby Honolua Bay for snorkeling. It is windier and wetter than the rest of the west, and greener for it.

South Maui

Kīhei

Best for: value, condos, sunny beaches

A long, sunny strip of condos, beach parks and casual restaurants, Kīhei is South Maui's best-value base. The three Kamaʻole beach parks have lifeguards and calm morning water, and Molokini boats leave from nearby Māʻalaea. It is the closest coast to the airport and Haleakalā.

Wailea and Mākena

Best for: luxury, beaches, sunshine

Wailea's grand resorts sit on five crescent beaches joined by a coastal path, with some of the driest weather on Maui. South of it, Mākena is wilder, with Big Beach and lava coastlines. This is where many honeymooners stay.

Upcountry, Pāʻia and Hāna

Pāʻia, Haʻikū and Upcountry

Best for: early starts for Hāna and Haleakalā, a local feel

The surf town of Pāʻia, the rainforest of Haʻikū and the cool ranch country of Kula and Makawao on Haleakalā's slopes have a handful of small inns, B&Bs and permitted rentals. They put you close to the start of the Road to Hāna and the summit road.

Hāna

Best for: remoteness, rainforest, an unhurried pace

A night or two in Hāna lets you drive the road slowly and see it after the day-trippers leave. There is one hotel and a small number of cottages; book well ahead.

Lahaina in 2026

Lahaina, the old royal capital and whaling port, was destroyed in the wildfire of 8 August 2023, which killed more than 100 people. Rebuilding is a multi-year project. In 2026 the burn zone and most of Front Street remain closed, while Lahaina Harbor has partially reopened for boat tours, and several restaurants have returned. Do not drive or walk through the burn zone to look or take photos. Kāʻanapali, Nāpili, Kapalua and the rest of West Maui are open and welcoming. Check mauirecovers.org before you go.

Condos and Bill 9

In December 2025 Maui County passed Bill 9, which phases out holiday rentals in about 7,000 condos in apartment-zoned districts, many of them in Honokōwai, Kahana, Nāpili and Kīhei. The last legal guest nights are 31 December 2028 in West Maui and 31 December 2030 in South Maui and elsewhere. Lawsuits challenging the law were filed in December 2025, but no court has blocked it. Condos in hotel- and resort-zoned buildings, including many in Kāʻanapali, Wailea and Kapalua, are not affected.

For trips in 2026–2028, these condos can still be booked legally. For later trips, ask the manager whether your building is affected. Prices: Maui's hotels averaged about $563 a night in June 2026, the highest in the state. See our Maui itinerary to plan your days.

When to go

Maui's most expensive season is December to March, when the whales arrive; summer is busy with families. For the best value and quietest beaches, travel from late April to early June or September to mid-November. In winter, West Maui sees more rain and bigger swells than the south, so Wailea and Kīhei are the safer bet for beach weather.

Quick answers

What is the best area to stay on Maui?

Kāʻanapali or Nāpili in West Maui for classic beaches and sunsets, Wailea for luxury and the sunniest weather, and Kīhei for good-value condos. Paia and Upcountry suit an early start on the Road to Hāna.

Is it better to stay in West Maui or South Maui?

West Maui (Kāʻanapali, Nāpili, Kapalua) has the lush mountain backdrop and Honolua Bay; South Maui (Kīhei, Wailea, Mākena) is sunnier, closer to the airport and Haleakalā, and has more choice.

Can you still rent a condo on Maui?

Yes. Bill 9, signed in December 2025, phases out holiday rentals in about 7,000 apartment-zoned condos, but not until 2029 in West Maui and 2031 elsewhere. Hotel- and resort-zoned condos are not affected.

Should I stay in Lahaina?

Lahaina is being rebuilt after the 2023 wildfire, and most of the town is closed to visitors. Stay in nearby Kāʻanapali, Nāpili or Kapalua instead, and support the Lahaina businesses that have reopened.
